  • When you find a property:
    Once we have found you a suitable property we will negotiate an offer with the landlord on your behalf. We will require specific information regarding your offer which may need to be included within the Tenancy agreement, as well as your preferred move-in date; the length of Tenancy you require; whether you require a break clause or not, as these are not standard in all Tenancy agreements. Once an offer has been successfully negotiated we will require a reservation fee which will hold the property for you and stop anyone else from viewing it or making an offer on the property.
    Please note that once a reservation fee has been given should the tenant change their mind the reservation fee is non-refundable and is payable to the landlord
  • Requirements & Paperwork:
    Depending on the referencing type required by the landlord we will require information to obtain an employer reference, a current landlord or character reference and a bank reference (status enquiry). The landlord may also opt to have a credit check done on the prospective tenant (this does not affect your credit rating). To comply with money laundering requirements Proof of address and identification is also required to be kept on the file as well as proof of the source of funds paid.
  • Rent & deposit:
    As a minimum (also depending on the individual landlord) we require one month’s rent and one month’s deposit before you move into the property. These funds need to be cleared before keys can be handed over. Due to a change in legislation on the 6th of April 2007, it is a requirement for the tenant’s deposit to be protected by one of the government approved deposit protection schemes.
