The Letting process for landlords:

  • Valuations:
    We believe that an accurate valuation of your property will achieve the best possible rental figure and minimise any void periods. We carry out comparable research before we value a property, giving the landlord evidence of our valuations. This will also assist the landlord to verify that the agent is being realistic and not giving inflated valuations in order to obtain the instruction.
  • Marketing:
    Being part of the team network all our properties are multi listed within all members, over 300 agents and all the major property portals. We also advertise within the Property Times group of newspapers and extensive shop front marketing. As soon as we have received your instructions to market your property it will be uploaded to our website along with colour photographs, location maps and a printable colour brochure. All our prospective tenants will be alerted to your property via telephone calls, text messages and email alerts.
  • Compliance & Safety Regulations:
    There are various regulations which govern the letting of residential property. It is the Landlord’s obligation to ensure that the property complies with all the necessary regulations covering gas appliances, electrical installations and any furnishings supplied for the tenancy. It is also a legal requirement for a property to have a valid annual Gas Safety Certificate before the commencement of the tenancy. As of the 1st of October 2008 all rental properties in England & Wales require an Energy Performance Certificate (EPC) before marketing the property.
    The EPC is valid for a period of 10 years. All deposits taken as of the 6th of April 2007 from tenants against possible dilapidations to a property or non-payment of rent must now be protected by a Deposit Protection Scheme. This applies to Assured Shorthold Tenancies only. We at Laports are members of mydeposits.co.uk and can offer tenancy deposit protection.
  • Referencing:
    Once a suitable tenant has been found for your property, we will obtain references on your behalf and inform you for your consideration. If the tenant proves to be acceptable we will prepare a tenancy agreement. Laports can also offer a rent guarantee with legal cover; this can give you peace of mind.
